Rates:

Low season: Apr 30 - Dec 20
High season: Dec 20 - Apr 30

Low season and high season prices on our website are per night and for up to six, eight or ten people (depending on the house size / bedrooms). Cleaning fee is not included. Minimum stay is always 7 nights (Cape Coral City Ordinance).

 

How to calculate your rent:

(Daily rate) x (amount of rental days) + (cleaning fee) + (11.5% Sales and Tourist Tax)

Electricity: Up to $100 per week is included; only excessive usage will be charged upon departure. Cleaning fees vary and depend on the size of the home and the duration of stay.

Example:

Calculation for a Vacation Home with a daily rate of $250, a cleaning fee of $300 and a rental period of 21 days: ($250 x 21 + $300) x 1.115 = $6,188.25

30% deposit - due immediately

70% balance - due two months prior to arrival (if paid by wire)

Included:

• Personal Guest Consulting Service 
• Wi-Fi Internet
• Phone (we might stop providing in the future because most guests use their cell phones)
• TV system and BBQ grill in all homes
• Regular pool service, lawn service, pest service
• Furniture and equipment (Air Condition, refrigerator, ice maker, washer, dryer, microwave, range, pool heater, toaster, coffee maker, blender, etc.)
• Our homes are fully furnished and equipped. In case you are unsure whether we provide special items please send us an email.
• Although, we would like to provide sports equipment like bicycles and kayaks to our guests, insurance carriers exclude them from liability coverage. Therefore, providing bicycles or kayaks would expose the owners of our properties to an unlimited personal liability risk.

If your Cape Coral vacation home comes with a boat dock, you can use it at your own risk to sit and sunbath on the dock. However, if you want to use it for a boat, our permission is needed! In general, boat lifts are not allowed to use, if not on the river (permission needed). Please be aware, that sometimes the owners' boats could be parked on these lifts - even if this was not the case, when our photos were taken.

Smoking, Pets, Changes, Spas, Rental Duration

• Smoking ONLY on the patio / pool deck (outside of the house)
• NO pets allowed
• In a few homes of our homes there might be no blinds or verticals in the living room areas (privacy protection) and therefore a little bit less privacy. Please ask for further details.
• Spas are never guaranteed (please ask for details why)
• Rentals for less than 7 nights are NOT allowed in Cape Coral (Cape Coral City Ordinance)

Garage / Parking

In general, all our homes / garages only offer room for one car. There might be space for 2 cars but that is never guaranteed. Some homes do not even have space for one car in the garage. In addition, bigger cars (like SUV) might not fit into the garages.

Phone

Most guests nowadays only use their cell phones / smart phones. Therefore our homes do not have regular phones / landlines anymore.
